Newsflash

While real estate volume seems to have slowed up at Red Mountain, prices, for the most part, have remained steady, as the condo owners know that they have something special and aren't desperate to sell.  There are a couple of resales which are quite reasonable, however, owned by people who decided to upsize, and don't need two properties. 

There are still quite a few new condos available in the Slalom Creek and Morningstar buildings, very close to the lifts, a couple of 2 bedroom units in Red Rob's, a 3-bedroom Loft unit, and several places over in the Red Mountain Village area.  Interestingly, while the condo sales have slowed, there seems to have been significant interest in Red's "Caldera" subdivision lot release.  I live up at Red, and hope that some of my new neighbours will decide to be full-time residents.  The "value gap" between Rossland and Red Mountain has closed up quite a lot in recent months, but most people living and working locally still prefer living in the town rather than the resort, for convenience to shopping and schools.

The new Annika Sorenstam-designed golf course at Red is still going through the approval process, and, if approved, will surely result in some new lots, and another great course for the region.  The approval process is by no means an easy one, however, and there are numerous local residents concerned with the fact that the course could potentially affect the city's watershed.  I trust that the experts will study it closely, and if it is approved, I hope that I'll actually be able to afford to golf there.

Listings are up, and sales are down, across Canada, according to this article in the Globe and Mail Report on Business, 13 June 2009.  That seems to be true in Rossland, as well as the major centres.  The weaker US dollar and recession has slowed the flow of American investors, and a few even see it as a good time to sell and repatriate their funds.  Albertans continue to be interested, but not like last year.  With the values of their own homes decreasing back home, and the cost of filling up the tank to drive 6 hours or more an increasing concern, a recreational home isn't for everyone, and it takes considerable planning to secure employment and move one's whole family out here.

So, instead of there being a pack of potential buyers snapping up anything that comes available, buyers can now take their time, unless they think that the home is just perfect for them.  Multiple-offer situations are fewer, and overpriced or flawed homes are languishing on the market, until their pricing becomes more reasonable.

Is it a buyer's market?  Perhaps not yet, but it is certainly a more balanced market.  It is worth making an offer on a home you're interested in; while most sellers won't be receptive to really low-ball offers, they should be expecting to do a bit of negotiating if their home wasn't priced well to begin with.  If it is a solid home that is priced right, however, the local market still has potential buyers who might be interested.

Recreational property sales have slowed around here, and not just at Red.  The lot for sale at Christina Lake, next to my own cottage, was listed for $155,000 over May 24 weekend, but a month later still hasn't sold, and it is a really good lot.  The Albertans seem a bit more reticent to drive all this way, with fuel the way it is and their own homes losing value.  Oh well, it's still one of the best areas of the world to live, so I'm glad I live here.
